New Build Holiday Home – Sain Y Mor

The design of a new-build, 4-bedroom family holiday home to make the most of coastal views, to maintain neighbours’ views and to sit comfortably in its context.

Design Approach.

Several design options were created to test layouts, spaces and aesthetics. 3D BIM (Building Information Modelling) was used to present alternative designs and the evolving appearance of the scheme to the Client.

The final design was located on the same corner-footprint as the original house to maintain the neighbours’ sea views to the side and across the front of the property. The roof space was maximised and a steep pitch was incorporated to achieve the desired volume. Golden-section ratios were used to organise the elevational arrangement and proportions.

Services Provided.

A measured building and site survey was carried out initially. This allowed us to produce an accurate site plan, topographical model and massing model showing neighbouring buildings for context. After completing the concept design we carried out neighbourhood consultations, presenting the design to relevant property owners. This process allowed us to take on board any comments and show how the new design had a minimal effect on their views.
